From what information you have given, it sounds like you are bringing the value (the lots/money), and the partner is replaceable (you can always find another builder & management company). 

Paperstac you can buy individual loans, they are not a platform where you invest in that company.

Do I just go through the title company and a bank?

Many companies out there who drill holes all over and can fill cavities with foam insulation and then just drywall work. 

Also I’m getting the 5 year warranty and the guy at Lowe’s just told me if you don’t use if you can call the warranty company at the end of the 5 years and they’ll refund part of it.
