We also have many investors that start with turnkey as a means to simply get started to build a good foundation, and then they may go on to take on some of their own projects once they already have an established portfolio of cash flowing properties. 

Personally if it is a loser for 2 years, then it is a bad deal.

Downpayment was through personal savings from my 9 to 5 and remaining financing for purchase and rehab came from hard money lender (Easy Sreet Capital).
