If you are getting staff as part of the deal make sure they are good and in it for the long term (as much as you can) or you could be holding contracts w/no staff.I think it is great you have the passion for it and want to jump in with both feet! 

Your other options are starting a business with it, which if you have a passion go ahead, or spending it on non asset items which is equivalent to setting it on fire anyways.

I personally started on $30,000 home...and found out quickly that banks hate lending on those types of properties with a passion. 

Exitement is good and helps to build enthisiasm and passion.
