What was confusing to me was that the language specifically spells out you can’t lend to an LLC you owns a >50% of.

I also had trouble findingrealtors who understood where I was coming from on the investment side ofthings, as if you're speaking another language.

Hey I'm partnering with someone for my first deal (I'm way excited) and I'm wondering if we need to create an officially recognized partnership that is registered with the SOS to do that or if we just sign a contract stating how we'll operate and share profits etc.

I recommend working with your agent to see what additional language you can write into the offer to show that you're a serious and capable buyer that won't try to nickel and dime them through the process.Also, although there are tons of bidding wars out there, sometimes you can find a diamond in the rough.

You can only just hound them, then follow the specific language/process outlined in your contract for dispute resolution.
