I'm trying to think of a creative way to finance their house, so I don't have to come up with 20% down ($60k) for a "normal" investment loan / bank loan.It's "officially" a 3/2, split-level, 1800 sqft, with a large partially-insulated shop building, and a small outbuilding (2-story, playhouse on top / chicken coop on bottom), on about 1 acre.

I have clients that have a friends LLC be the official lender, and record a Deed of Trust and have a mortgage note signed at closing. 

I just moved out of my house because I bought a new one for my growing family and rented out the old house…so now I officially have my first rental.  

I guess my question is that the county office is the official recorder of the liens, correct?

I have a strong dispositions channel to sell properties and I am always looking for investors to partner with and grow together!

My next meeting in November should be the last before I'm officially ready to make the leap.  

They understand the risks on the investment side, and also know my financial situation well and are not worried about default as much as how making this loan could impact them in other ways - thus their questions.Understood on tracking the balances - is an "official" document I need to give them so that they can report the interest income for tax purposes.Thanks again!
