Most of the neighboring multi-family complexes are much larger than ours, but close to the same age in years ( + or - 10 years) and do not feature washer / dryer connections in their units and if they do have any laundry, it is a coin operated facility.So, we designed an area in the bedroom for a stackable washer and dryer and we have found that this feature has been a huge factor and people's leasing decisions.One of the biggest problems for us on this property was the fact that the property has one meter for the entire complex so therefore the old owners were paying everyone's water and really not charging people for it.

Here were my requirements with online payments (and have been a strong advocate for my current provider because they offer it):1. requirement to receive only full payments (no partial)2. ability to cancel payment requests after I serve the eviction notice3. won't give the tenant my bank account info (learned this mistake from direct deposit)4. requires me to request payment (although I do recurring and shut off if needed) before tenant can pay meThe major property management softwares should provide this feature.

Then they would have control of the furniture wether they want it or not and they can choose to go get their furniture or let it be featured on storage wars when the stuff gets auctioned off for non payment of the rental unit.If they take you to court they can't prove you agreed to pay for the furniture and you can prove you gave them their furniture back.You can also tell them the place that you donated the furniture to never came and picked it up so you moved it to storage.
