But it is preferred to expand the radius instead of going back in time since markets can change a lot in 1 year.The location value is captured by trying to find comparables as close to the subject property as possible like same side of town or same neighborhood.Sometimes you do run into issues with homes that have a narrow number of comparables.

I narrowed it down to 2 mortgages options and I am having a hard time making a decision: Here are my options: 15 years fixed rate at 4.625% payments = $954.6/ month30 year ARM fixed for 7 years is 4.75% + 1 point payments = $645/ monthI already have renters for $1700 a month.
