If they own free and clear, ask if they consider seller financing. 

Hello I was looking at some market leads and came across a sellers financing multi family unit.

You can filter financing to owner finance. 

We feel good about this as it almost sold awhile ago for this exact amount and has been appraised around this as well.I'm in the unusual position of being able get financing from a private lender.

(To give you some numbers we are all in at 2.1 million and it appraised just shy of $3.2 Million) How did you finance this deal?

I like the affordable housing option as well if you can get some local grants to help with below market financing. 

I have listed properties on the MLS as outright sale, or with owner financing, or w/ lease option, etc. not a problem.
