Welcome to BP @Kirk Paolinelli.We are both on the same situation but you will find tons of advise and information here.Currently looking as well for my second buy and hold property in the Lemoore/Hanford area but still on the learning stage plus being active military stationed overseas now makes it more complicated but I believe still possible as long as the numbers works including getting as much advise from the experts here.You mentioned you work on SNFs, I was doing Billing/Payroll on a SNFs 5 years ago and wow, miss working with our MDS Coordinator back then about RUG levels.Welcome again and wish you Good luck.

Due diligence is key here, not only on the property itself but the local market too.As to the property, you will want a phase 1 environmental report as well as a highest and best use report.

It was a frustrating experience due to the myriad of experts who where required during the discovery phase of case.If you think you're just going to fix a floor, you'll need, at minimum, a structural engineer to inspect and identify the source of the problem.

I don't know if we are in this phase yet but I am willing to take cheap money when I can get it.If/when we get to the point where we have inflation you have to make sure you don't get caught with short term debt that needs to be refinanced at higher rates.
