I want to add to my portfolio intelligently and patiently, making sure I don’t over leverage.

I gave him some ideas, (OKC, Omaha, parts of TX) and he was dead set on the south.Thought this would be an interesting question that if you want to build a portfolio but only could target homes under 250k to hold as rentals, where would you look? 

The property is being sold as-is / cash only by the management/Hoa of the development.

Hello All -I have a portfolio of a few SFHs, and would like to be able to see an overview of how my portfolio is performing.

I was recently informed that there are portfolio lenders that don't do a credit check, don't require an appraisal (possibly BPO), or tax returns, etc and are truly asset based.

This portfolio was bought with the “fix and flip” intention but we could also hold them for cashflow if the market moves against us. 

In my nearly 20 years of representing landlords and property management companies, I have advised against allowing tenants to perform services for the landlord in exchange for rent reduction.

When you do buy a property, will you be prepared to manage it properly and prevent major losses by making rookie mistakes in the most heavily regulated state in the union?
