Is inheriting tenants always a bad idea for SFRs?
26 August 2018 | 2 replies
I'm generally going to let the occupants stay since they ate already there as long as they continue to take care of the property and keep paying the rent.If the rent is low dont start off with a major price increase unless you do want to loose these tenants, spend money on getting the house ready for new tenants and loose a couple months rent while all this is going on.

It's more of an issue if they keep missing payments and eventually have to be evicted...but that can happen any time, regardless of a crash. The only major dangers I see are: a substantial decrease in rents and now your expenses are no longer covered (generally not a huge risk) or if you have an adjustable-rate mortgage (hopefully not).
