IMO buyer gets the better end of the deal but the seller doesn't loose. 2 million dollar note on a 300k property thats what the seller gets.

@James HughesFirst of all do not use a quit claim deed as you may loose title insurance, use a warranty or special warranty deed instead.Second, you could deed the property to a land trust where you are the beneficiary.

If you agreed to the extensions (in writing) and the deal is subject to financing, then sorry, if buyer cannot finance as per contract, I don't see you getting any claim on the dp.IMHO, if your gut is telling you this dog can't hunt, turn it loose

Texas has very little government land(s) compared to the other states and we have to keep it  in agricultural use or get hit with property taxes (we loose this exemption we get otherwise) .
