I have not built anything more than duplexes, but are toying with the idea of my first fourplex.  

Of course it is a personal decision for each investor to make, but personally I think it is a really stupid idea. 

Think about who your idea tenant is and maybe look for similar 3 or 4 bedroom houses currently up for rent nearby to see the finish inside and outside. 

Make sure to keep your property in good repair to limit your liability.

I just don't love the idea of paying interest on something that goes down in value.
