You need to think of a number that appears fair but motivates the buyer and the seller to get the deal done rather than focus on ways to cut you out.Overall I think the buyer is over paying.

My father in law was just telling me that he had a place that someone broke the outside spigot by using it in freezing weather and not draining it so he ran out, cut the pipe off and threw a sharkbite cap on it to fix it until spring.

@Nathan LeskoThere are leak detectors that will cut the water supply off - which are used for hot water heaters, dishwashers and washing machinesTypically not on sinks because they are super sensitive and any water may shut off the water to the faucet which will be a maintenance nightmareIn this instance you can’t fix stupid.
