Is there a small town outside of a city/larger town where people tend to live because its cheaper?

Home Depot and everyone else has solid core lvt that is snaplock, floating and rigid so no subfloor issues.

If the mortgage payments (P+I+T+I) is “a little less than the market rent” you may need to be prepared to have a larger negative cash flow than you realize.  

Hi @Steve Maginnis,  When I first asked my new PM said they don't typically send out the receipts/invoices to owners, so I didn't press the issue yet.

Another concern i have is the backyard has a BIG hill which is pretty dangerous to mow and could be a liability, however i could always include lawn care as part of the rent to avoid safety issues.

I know my firm will finance it assuming the unit is 600 square feet or larger.

The 8 unit definitely has come with a larger learning curve than the smaller unit buildings.

If you can get 10%, thats really nice for 30yr, but you might want your liquidity back sooner or not take a chance on your borrower for that long.The reason to go "creative" is if you have an actual issue.  

For multiple reasons, the types of jobs they work don't provide for the rising cost of living.In our market, there are more SECT 8 vouchers issued than housing units available. 

I went with a larger firm that has juniors at a more reasonable rate.
