Firstly, on top of all of your regular due diligence with buying property, you'll need to decide if you're going to get a bank/finance company involved or is it solely going to be the seller providing all the financing.If you include the bank, you'll probably want to check with them in advance to see if they're ok with having the seller's mortgage behind them as they take rates and payments on the second mortgage into consideration for their approval.Once you and the seller both agree to terms, best to get lawyers involved who can draft up documents.

Since the 1031 exchange is a federal statute it applies nationally and any good QI with a national foot print can help you out - including me  (may the Bigger Pocket community standard gods forgive me) :)Cash is king and you're in a great position.

MIL guy has requested that we do a separate walkthrough for them in “their areas” at the end of July, possibly implying he wishes to isolate himself from any liability caused by the other couple.QUESTIONS:Once the MIL couple terminates their lease via the military clause, does the lease still apply as before to the remaining two tenants who each signed separate copies?
