You probably have lots of competition at that range. 

Based on your location in your profile, ANYTHING in the bed/bath range that you provided is a steal at 177k (from what I understand of the markets up there, that is).

You just keep building inventory while working your job and building wealth.  

These all contribute valuable assets to my investing.My niche is, apparently,  location rather than property type as there is not enough available inventory here of any one type to focus narrowly.  

Est range in value for this area is $136k-$152k.

I am looking around 200k range to try and get a better tenant.

Since my city is so large, the price range of homes is quite broad.

Selecting a house, contracting to buy, inspecting the obvious, holding to a certain price range, accepting condition and the ability to contract.This then means that a partner's approval may not be unreasonably denied!

If that happens, we will have a influx of inventory again.  

Only 3 sold comps over $200K in the last 6 months ranging from $205,000 and $217,500 with 30, 80 and 371(!)
