Owner-occupied can also qualify for FHA loans which require 3.5% down and if you couple that some State and County down payment grant programs, you can pay as little as 0.5% down.

After I remove the appraisal and home inspection contingencies (assuming the house appraised for the value I'm paying and the home inspection didn't reveal any surprises), I have the title company order the title report (I would have already pulled a title profile on the property as part of my due diligence).In CA we use a standard California Purchase Agreement and Joint Escrow Instructions provided by the California Association of REALTORS(R), Inc.

As far as I know it was a house that was inherited.Part of the instructions that the broker sent out asked that the borrower contact me by phone for further payment instructions as it was information I did not want to send through mail.

Long story short, in this town the landlord is responsible for the trash bill unless the tenant signs up for autopay; the only way a tenant can pay is via autopay, they can’t just receive paper bills and then send in checks.July 23rd I explained that via email to the tenant, asked the tenant to pay me the $50 for the incurred charges so far that the LLC just paid, and instructed her to sign up for autopay.
