I had initially planned on 10% but they are giving me a 7% rate which is meant more for people with 50+ units.  

@Joe Platyan I think it is hard to make sense of something that is much below a 6 cap at initial purchase.

Paying myself a rent should help me realize some depreciation and decrease my tax bill, since my commercial building on it's own is not generating any income currently. 

Property had been on the market for 27 Days... so I assume realtor did his initial push to potential buyers long ago.

I decided it would be a better idea to wholesale this deal since I'm not a buy and hold guy.I initially put the property on the BP market place and had a ton of interest but decided it would be a better to put it on the MLS and let a realtor handle all the process.

Most importantly Any other opportunities to generate Additional Income Streams?

I have near 800 credit score, more than enough to put a substantial amount down, no debt (except owing $700 for a iphone and cc balance I could easily pay off), and am a financially responsible individual, just in the process of generating more income.
