Just wondering what people are using for a property management tool that collects rent, has a background check, and any other basic needs?

I would not pay more than 3-4 months worth of the management fees collected for just the contracts. 

Rent will be collected during that time, depreciation will be taken, and where they are being built they will also appreciate in value over that time period.

Not just on the maintenance front but on the rent collection front as well. 

A few questions here:Do you setup completely different bank accounts for collecting rents and making payments?

On the day of closing the title company will handle all of the paperwork and you will collect a check for the difference in prices between the two contracts.

So the process server may be confused thinking  you are collecting rent when in fact you are not.

I delivered 30 day notice to quit mid March since it was not in writing.2nd floor had not paid rent since December 2020.I contact both tenants once I was on record as owner to let them know I would be coming by to collect rent.1st floor paid (there had been no previous issues with rent being paid)2nd floor ignored my request.

Window wells can collect water, even if they have covers on them.
