Hey I'm virtual wholesaling and have a lead in Texas, I just now realized that wholesaling laws are different in every state, is it illegal in Texas to do a whole deal?

The bill rate of the second GC was twice what I had been paying, but my options were limited and I needed a strong worker to get the project done.

Numbers still look good but I’d rather not do anything illegal and I would want to go about it the honest way.

I suspect in your area that it is illegal for you to compensate a person for finding you a tenant unless that person is a licensed real estate agent. 

Also, we have had problems with guests that break rules (illegal pets, parties, etc), then threaten/imply bad reviews if we ask them to abide by the house policies.

The 3BR unit, however, used to be two units, and could feasibly be rented as a 3BR/Studio or maybe (with a little work) a 2BR/1BR--but then I would be using the property like a triplex.So I wonder, given the zoning law, would illegal be to rent the 3BR unit with two leases?

I am from a northern yankee state, and never once had seen a neighbor, co-worker or even friend's gun/s let alone was privy to knowing whether they owned one or not. 

I paid it immediately so that the tenant could have water but then it took month of emails and phone calls to get to the bottom of the issue.It turned out that prior to me purchasing the property, there had been some illegal tampering and excessive water usage.

Is that non-disclosure by the owner  illegal?  

I am partial and perhaps biased to Tulsa, because I live and work here, but one unique thing we have as a city is that we have a $10,000 credit for remote workers to move here.
