The good news for me is that the income from my day job almost gets me over the Social Security rate.But anyway, that's just context for my real question.From what I've been reading, the IRS considers this activity non-investment income because I am acting as a "dealer" and am simply selling my "inventory" as I would with any other good.

and at the end of the day, we need to be able to use common sense in getting into a door.Yes, you will need a WiFi set up to control the lock at your location and a very cheap subscription if you want to control the locks remotely -  but you don't have to.Beware of shiny, good "Apple" design looking products made of cheap and light plastics, especially when it comes to longevity and the heavy mechanics needed to withstand millions of physical movements and human force.

Dwellings that are unfit for human habitation are provided only three days to comply.Change the requirement that the City mail notice to the “last known address,” to instead, the property address and the tax address, and provide that the time notification period begins to run on the earlier of: five business days from the date of mailing; the date of actual delivery; or the date the notice is posted.Change the appeal fee charged to citizens who choose to challenge a citation from a non-refundable $50 to a refundable fee if the appeal is successful.Change the time in which a person may appeal a citation from 10 business days to 20 calendar days.Amend the code to require distribution of housing and rental program information by the City to owner occupants and tenants during all inspections.Amend the code to require quarterly reports to City Council providing the results of rental inspections and other information the L&I Commissioner determines should be included."

Pride and ego are a hell of a deterrent, and while I think that we can all agree here the seller is at fault make sure that you are pursuing legal advice for the right reasons and not just to get back at another human for making a mistake.

With a dealer you go to the lot, look at their inventory, and close the deal right there.
