The wall mounted heater vent covers have been taken off the heaters (I’m guessing ripped off from the dog), stained carpet in both rooms. the bedroom door was locked so the tenent broke the door frame, they tried to fix it but did a horrible job. 

.- Trying to wholesale FSBO properties, but the numbers are just horrible.

Even paying $100K for $700 a month in rent is a horrible rental.OTOH, paying $100K for a house you can sell for $180K is a good deal.

All in all while the start of the year was horrible, I have used the extra money to pay off a small mortgage increasing my cash flow, and I have paid off some big ticket repair items like replacing a sewer line and putting new roofs on 4 properties. 

For now its just a burden until we get rid of our crappy hawaii government as a whole.For any of the younger generation reading this in Hawaii, i strongly urge you to think about taking a seat in our government so we can slowly start to change our horrible hawaii ways.

@Erin Spradlin I have no regrets having invested in my STR in the Smoky Mountains some 4 years ago and I’m actually now dealing with our 2nd natural disaster in the area with my first being the horrible wildfires a few years ago in the area that squashed almost all of a holiday season with significant expenditure on smoke damage.

And before we get all up in arms about landlords paying a horrible tax in this manner to support indigents, if you're a landlord with some volume and you run multiple cases through the same court, you will likely see, as I have, that while the court is going to demand that you are more lenient in the winter, if you bring in the same sort of case six months later in the summer the same magistrate will evict with alacrity.

Horrible customer service and no apparent structured system to manage properties and client relations. 

I put $500 in two years ago and my account is at $526 and its a horrible process of getting your money out, I have been trying for 3 month already. 

Also, the employees for the city of Detroit were horrible to work with.
