My question is pretty basic and I'm honestly just curious about everyone else's experience and insight about deal analyzing software.

Honestly now that I've given them notice, I'm still torn.

I still view myself as a newbie and honestly, I hope to always have the newbie mindset in regards to continuous learning and the hunger to succeed.     

Many people will tell you that you need less but honestly it's your first property, and without knowing your income situation I would advise to play it conservative so you don't lose your shirt before you get started. 

Hi @Brian SweeneyThis is somewhat common in the Urban Core and there are many different viewpoints on what should happen.Often I see the address listed as House number + .5 or House Number Garage. 

I wouldn't want anything other than honest opinions.

You need to be honest with the Realtors you hire if you are doing that.

You want to be honest with your lender.
