I guess a similar question would be:What are the chances that a well-targeted, persistent direct mail campaign fails to produce sufficient leads for healthy profitability?

I hate people, I am very analytical logic and have a healthy doese of common sense.I sound just like you don't I. 

Off the top of my head, I would want to know about zoning, dividable, legal access, physical access, road agreements, easements, floodplains, utility access, wells, well agreements, setbacks, environmental issues, and soil tests.

Rental rates are also healthy and growing.

Also 1 bedroom units typically attract tenants that are not going to be there for too long.Now on the flip side, if you are able to convert some of the units to 2 bedroom units then you have something going.This is why I always look for a healthy mix of 1 and 2 bedroom units. 

New septic systems can be crazy now a days depending on your soils.

One issue I have found is that if I wanted to put a support beam under it the area I would want to put a support beam would go in the soil of the bush and not on top of concreteAny advice would be appreciated, especially if you have dealt with something similar. 

If your deal provides you a healthy margin then I would definitely recommend using a PM.
