The more I think about it, the more it doesn't make sense to spend an extra 30 grand on a property that will only generate you $100-200 more in rent.

Hello everyone, I’ve been analyzing small 2-4 unit properties on the MLS for a couple of months in Grand Rapids.

I am a owner of 4 rental properties in West Michigan and am going to offer on a multi-family home in Heritage Hill Historic District, in Grand Rapids, MI.  

In the grand scheme of things the insurance & liability aspects should be minor factors; millions of people have pools, including rentals - that's what insurance is for (you are heavily covered, right?). 

I looked into hooking into city water and there was a 10 grand hook up fee.  

When deciding whether or not to to fork over the few grand it will cost you to add designer furniture into your property always remember this: A few thousand dollars will ALWAYS be less expensive than a $10,000 price drop to increase traffic. 

I'm getting outbid because in the space I operate in, which is the $10MM to $30MM price point, there are a lot of buyers willing to put up several hundred grand hard day one...and I'm not willing to do that.

During due diligence the buyer came up with a bunch of Mickey Mouse stuff on the inspection and re-traded for a hundred grand.

HiWoking is 01483 if Im not mistaken. 01482 is Kingston Upon Hull so not as grand!

The Tri-Plex I own is in Grand Junction, CO and I have a Property Management company managing it.
