I have not been able to find much via google but I am open to books, articles, podcasts etc.

Hopefully within the first couple off hours of it going up for sale    I don’t go see it  I Google the agents cell phone number I send a text with a picture of my drivers license screenshot of my bank account list of properties I own in the area from the county website and put my offer inFor me this is what gets me fixer uppers in this market 

In this situation what I did as a contractor is make a google sheet with every transaction that I made including material and labor and I would fill in my daily spending at the end of every day ..... to further note every Sunday my partner and I would go over this google sheet so we were always on the same page.

Try not to worry IF on the 1st they are not out google real estate Atty in your area Call 3 of them ask how much to evict Don’t stress until there is an issue.  

Learn the area, jump on google earth, start rating the high schools, find where the hospitals are, and where the large employers are located.

A great way to find property managers is to search on NARPM or a google search.
