Use stuff like this and you'll have good markets and deals in no time. 

A couple great things are that almost all units have full kitchens so you can get the best financing terms, and that the units come with parking.

It may require you to maintain a specific liquidity ratio over the life of the loan, or maintain cash reserves equal to a specific number of payments, or upon inspection prior to the loan being Funded, Require you to come out of pocket with cash, for instance, to replace the roof because it has more than two layers on it, replace or grind concrete that has heaved, or embark on a program of replacing balconies that have rotted within a certain amount of time, et cetera...

@Kent Foltz I think you've got to put the time in to research the different states and find the ones that will be the right fit for you.I started with non judicial states only then moved to judicial as well.

Although people divorce all the time.   

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.
