Thanks @Mike Dorneman I'll work it out with either a neighbor or a friend that lives in PA just a little more than the 20 mile range but not much more than 20.

If there are people not paying but still living in the units then you would see a drop in your economic occupancy number and then you may have a property management issue or may be in a state where the laws are not very landlord friendly.
