@LaTonga Smith  since your an agent then as James suggests any house can be a rental... just do what you normally do find a home you like have it inspected and then rent it out.. seems simple enoughTurnkey is a model that predominantly brings out of state or country investors homes that they have bought and freshly rehabbed and placed tenants.

Taking care of this at minimum I feel is a must and gives a nice contrast and fresh look for your buyers.Otherwise, I try to save the money and not draw attention to potential burglars OR the county code enforcement. :)  I've been lucky so far, but my agent says "The painted house is the first to get broken into" so keep it simple if possible.

You can use that to bake the utility cost into the rent.If you want to factor in for extra usage in some way, perhaps do it based on occupancy.

The utilities are rarely separated in such a configuration - though if you are implementing one from scratch, I would suggest wiring and plumbing separate from the main house, even if you tie back into a common service.In this configuration, your easiest strategy is to bake the utility costs into to the rent for each unit.

The delayed financing program would allow you to pull out your initial purchase price plus closing costs if that value is equal or lesser then 75 - 80% of a fresh appraisal - But I hear not many banks know about or use this program.
