The idea is to rent the garage out separately from the house, for use as storage and/or hobby use as a workspace.

I have a 2 storey 12 unit-8 two beds and 4 one beds, with storage, laundry and common area comes to just under 10,000 sq. ft.

I have not had the pleasure of meeting Ben,  but have with Brian, and his thoughts are always beneficial.I have been in real estate for 25 years in MF condo, MF rental, SF, Townhomes, Notes, Retail and Self Storage. 

Hi @Sid Naik,Just to expound on what @Jeffrey Isenberg and Account Closed said about increasing rents, It's also about increasing the income overall that may come in other forms such as laundry, pet rent, parking fees, storage fees, etc.

Are your options for starting fresh with a new rental property with 48k better than the numbers for your current home?

@Beth H.Hi Beth,The unit is listed as a multi family but has 2 units and one storage unit.

They especially stand our as new and fresh in starter homes that have otherwise simple kitchens. 

It’s currently used for owner’s storage. 

I believe this is be fairly good considering all the failures we had to overcome during the 2 year rehab.As I head into a new year and a new fresh start with positive cashflow on this property, I am searching to start my next project with a sharper mind attached to a set of more determined and stronger shoulders.
