It might not be worth becoming a doctor if you now have $200k debt form med school and only plan to practice medicine for ~10 years before you want to transition to REI full time.

What I am doing is daily trying to learn my market (Salt Lake City) by running numbers on deals that I see daily from MLS hot sheets that my realtor has set up for me.

I am working on gaining knowledge forming my own real estate team.I also recently just bought my current house with an FHA loan and rented out my old one.    

She was able to issue me this letter once I filled out the form to request a demo permit from the Office of Buildings - I did not have to submit this permit nor did I need it approved to obtain the letter, only to fill it out and sign it to show my intent. 

I know the bank's stance will be for me to put my own money in so I have "skin in the game".

@Chai JonnYour business may only sponsor one form of employer based retirement plan; either Solo 401(k), SEP IRA, or SIMPLE IRA, but not a combination. 

I am the same type of Realtor you want to be it sounds like.My thought is you have to consider what your time is worth, for me it is 100% worth it.
