If they are experienced, savvy, specialized and generally great at what they do, they should warn you when there are red flags- such as a home that has converted the garage into livable sq ft/bedrooms, in an area where that's not allowed, etc.

I'm particularly looking for somebody with a contractor's license that would be familiar with wet basements, and could accurately characterize extent of water damage, mold presence, and be able to quantify an approximate repair budget for the same.

Also if rental history lists prior residence for only one year and they continuously move that’s red flag unless job relocation with same company.Stay firm.
