Watch out for fine print that requires an additional fee at closing - this is a huge red flag and how most flat fee companies make money.

If they are experienced, savvy, specialized and generally great at what they do, they should warn you when there are red flags- such as a home that has converted the garage into livable sq ft/bedrooms, in an area where that's not allowed, etc.  

"The proverbial term “biting your tongue” is a way of characterizing how one can use self-control and self-awareness to avoid saying something that will offend or create unwanted distance.

That's a big red flag.

What determines a good property manager/contractor and what are some red flags I should keep an eye out for?

I'm particularly looking for somebody with a contractor's license that would be familiar with wet basements, and could accurately characterize extent of water damage, mold presence, and be able to quantify an approximate repair budget for the same.  

Also if rental history lists prior residence for only one year and they continuously move that’s red flag unless job relocation with same company.Stay firm.

I also have changed jobs a lot in my life, so I am hesitant to jump in despite so many green flags (hello access to MLS to kick-start my first investment property!).

Red flag: During the inspection, the listing agent was in the home and I heard her being argumentative and unprofessional with someone about another sale.

I haven't pitched these numbers to her so if these are good…bad…whatever, I'd love to know what you guys think :)From what I understand, a traditional mortgage lender will see this as a red flag as I'm essentially borrowing money in order to borrow money.
