It seems to me like that is the only way to get to the finish line quickly.

I am finishing a 4 unit rehab that cost around $90k and it did need almost everything Michael included above.

Rehab - get an estimate of the timeline from your contractor, then add at least 2 weeks depending on the scale (because they rarely finish on time). 

Plus, as stated before, my current company will pay for me to get the degree, as long as I finish within the next 2 years.

A lot of the "rental grade" houses that I see still will have higher end finishes to stay competitive with the market.

I know @Will Fraser mentioned that this would be like selling your stocks in 2012, but I think it's just as likely that this would be like selling your stocks in 2008, long before they finished their decline.
