I personally would not co-sign or co-borrow with anyone, other than my wife, without a legal binding agreement addressing default or dissolution of the partnership.

Review their management agreement.

With this only being 10 days into your agreement and it sounds like there may be an issue with the electrical outlet, which would need to be fixed prior to renting it again, my recommendation is to try and work it out with the tenant for the remainder of the month and see how everything goes before giving notice. 

Been analyzing a lot of different deals (some MLS, some off market, Single Fam, and MultiFam) and finally under contract on one.

Should I have the Purchase Agreement re-submitted to reflect the new dates?  

If I want to make a formal offer and ask for seller financing do I use the traditional purchase and sale agreement or do I need an attorney to draft specific paperwork with my term?

If enough people do, maybe YouTube will finally take it down.
