My agreement with my PM is silent on the topic of late fees, covered by this generic clause: b.Operate the property according to good business practices pursuant to a general overall plan as established from time to time by Manager and OwnerI normally e-mail my PM asking what their policy is and go from there.I've had to focus on the really big things and let the minor irritations slide.

I think the biggest issue is having the laws change and being to big and bulky to pivot to another business plan.Unless you are in a market with a very long history of vacation rentals (many coastal cities) I would recommend having a quickly implemented 'option B' to fall back to in case your business gets regulated away by new laws.

What good is going to a credit union to shave an eighth of a point of your rate if the transaction has a 20% of falling apart.I actually turn down working with potential clients if they are insistent on using a bad lender such as Quicken, or a credit union with a bad reputation etc.
