The extra cash flow works for our plans now which is why I'm not opposed to it.  

Do you ever pay your GCs extra when they get it done on time or early?

It seems to me that the guidance and knowledge of realtors are invaluable especially with pursuing the first property..

Would be open to soak up as much knowledge as possible!

Hi all,I’m just starting out in real estate and have become borderline obsessed with absorbing as much knowledge as I possibly can.

In Texas, it doesn't cost extra to make a series LLC when you form it or renew it annually (in Texas we don't even have renewal fees).

I learned that during a downturn is truly when real wealth can be created, BUT; you need three things in order to actually make something happen:-Knowledge: understanding your market and recognizing an opportunity-Cash (or access to cash): Banks don't take chances when the market is down. 

So i posted on here that i was new, looking for knowledge- but not for free, willing to put in the work or small investment that I've saved in order to bring value to a mentor.

These have greatly influenced my knowledge and I think everyone should listen to them if they would like to invest in real estate.
