When they call looking for a reference I make them to a bunch of extra stuff, too. 

We did not use any extra sub flooring but the existing flooring base was adequate. 

In Eastern Europe there were bathrooms in homes where the entire floor (plus most of the walls) was tiled like the shower, leading to a drain in the middle of the bathroom, meaning a shower curtain is a matter of preference (some people like to keep the steam in, or might have bathroom electronics out on the sink, but it's not considered "necessary" as it is in our "standard" bathrooms), so this isn't even necessarily limited to folks from the "3rd world."

The extra $25k is to cover attorney fees, CPA fees, and other things.  

Most folks will pay their rent/mortgage (to avoid being homeless) before just about any other bills.

And those folks always found back up lenders.From a 1031 perspective there is absolutely nothing wrong with it. 

I would look for deals that can cashflow on a 15 year mortgage, then pay a little extra if you can.

BRRR is a great strategy for W2 folks.  

Of course I could just keep the detached for my own use but if I can get extra rent why not!
