Person A extends a private mortgage to Person B, secured by Property B.

We were staying with kids and extended family.

If so give them a call, if they answer just confirm they have truly left and if they say yes ask if they would sign a release of the property back to you control.

@David Balogun almost certainly they will not give you a release to move the property into the LLC...now will they ever find out, that's another question.   

My notes from some of the books I've read tell me to bring a Purchase and Sale Agreement (obviously), a backup PnS Agreement, some creative financing PnS Agreements (owner finance/sub2), Authorization to Release Info from Mortgage Company, Authorization to Release Info from Bank, Property Disclosure Forms, Affidavit of PnS, and a Credibility Packet to leave behind for an unsure seller. 

Find a place where the  numbers work and you aren't over extended. 

Putting in your own sweat and effort into your property is a great way to increase profit, but can also take a while and extend the amount of time until you see a return on your investment.

If all the units are in leases extending 60 days beyond closing.....you have a problem as you can’t kick out a paying tenant with a lease.

My 6 month Hard Money loan is coming due at the end of September, I could extend another 3 months but really don't need to. 

Fico seems to take into account factors that are more valuable to lenders that are extending secured debt.
