I just closed from the 3 day program like an hour ago.I learned a lot of things that I didn't know.The Mentor tries very hard to push me to increase my credit limit which I did to the amount they wanted but was short about $3k so he pulled out his laptop so I can apply for American express credit card.I saw his desperation in disguise so I immediately back off and told him I'm going to think it through because I have way too much credit than I need personally but it's fine.

Tom N.Been a LL for a long time and do exact as you say, if there are existing appliances, tenants can use, I will not repair or replace, but will remove.If tenants don't have appliances I can recommend used appliance places a stove is about $150, with delivery, set up, 1 yr warranty and removing old appliance, pretty hard to beat.

So Coned gets  .087414 KwH for the electric - but then, thanks to their monopoly, they then charge .106552 to deliver each of those KwHs on top of getting a $16 monthly "delivery" fee - NYC is second only to european rates!
