If your gain was 250K then you'll pay tax on 200K and shelter the gain on the remaining 50k.We're asked everyday about the return of original down payment, taking cash out of buying less than what the investor sold.

If that's true, you can use non-IRA funds for the marketing and use SDIRA funds for the purchase, then calculate the SDIRA's "share" of the deal based upon the total cost basis, including the marketing and other business expenses paid for with non-IRA money.
