If you change the use of a property by converting bedrooms or reconfiguring properties you can also make solid returns where other investors turn their back.

The goal Is to eventually have enough money to keep them separate, but starting out is a weird in between time. 

Look for opportunities to solve a problem and you can find a deal eventually.

Even if you don't do anything, the property might pass to the daughter eventually but might have to go through probate (or not might pass to the daughter depending on family dynamics).

The property is going to need renovations eventually but not until leases are up.

Ask them what their holding costs where, rehab cost, and selling fees, and then practice your *** off.You will get a feel for it and eventually you will become so good at it, it just becomes intuition.
