Is there a win-win number where I can take this dump off your hands so you can stop paying for property management with a revolving door of tenants?

We own/manage several properties in the area so managing it would not be an issue. 

The involvement of onsite management, often seen as a potential red flag, can lead to the property failing crucial qualification tests.

SFRs are a lower barrier of entry as the outlay of capital is less for a single-family vs a multi-family.

Sure there are taxes on that each year, but no management issues, etc..Even a 1031 doesn't make sense sometimes.
