Hey Alvin,I would agree with both the guys above that you are focusing on the wrong parts of investing at your stage.

You wouldn't want to do it again, but it prepared you for the next stage of your growth. 

I'm JR (as in the two letters, not junior :) ) I'm in the "holy crap there's a lot I need to learn before I jump in" stage.

If you see a hot area and can get in early in development stage ... it can be positive .

Thereby setting the stage to do a 1031 in the future to avoid tax issues.
