As the Trust had an EIN that I obtained through the online system, I could not do the same for the Borrower, which meant filling out an SS4 and faxing it into the IRS (alternatively I think I could have mailed the SS4, but fax worked great).

Explain what you meant by the last part of this to me, please, JD?

The seller has had to update the flooring in one unit due to water heater damage/explosion and it looks like she did it with the current tenant in it, but I wasn't sure if that meant she put her up in a hotel for during the work or how she managed it.

A majority of the conversation in the BP threads from TK companies is meant to win market share.  

Just because you already have a property doesn't mean it's meant to be a good rental from a cash flow perspective.
