Educate yourself enough to take effective action and then you aim along the way.

Its all about education.

That one fact (which Smart Start University brought to my attention) has completely made me reassess whether or not I even want to get involved with wholesaling.I find value in working with local investors/educators who know the reality of wholesaling (or investing in general) in Ohio.

I'm new to BP and still learning the site and the many educational tools available.

Does anyone know how much it costs to maintain the license is after you've received it (continuing education, renewals, etc)?

  (1 triplex, 1-2 duplexes, and their office building/place of work where they rent the apartment on the 2nd floor) I hope to use them as a resource as well once I have a foundation of education on my own.  

Invest in education first and foremost!

Whereas if you have it under contract and the repairs come in higher after inspections, etc, then you can ask the Seller for concessions based on information not disclosed, etc.You will get better at high level estimates with experience, but until then you have to make an educated guess and then firm that up with bids after you have it locked in.
