Do not assume it is the meter until you have verified there are no leaks (fixtures or broken pipes) downstream from the meter.

I also know how to find closed comps to establish what I think a property is worth.The problem comes because private lenders who fund my deals want to see a "hard value" - not just my "educated opinion."
