I would like to add a bathroom, closet, and kitchenette and I want to start airbnb with it.

Before coordinating the updates (new countertops, partial new flooring, paint, and a bathroom shower repair and replacement), she did not communicate a fee for her time. 

I recommend looking into "value add" opportunities, such as buying an investment property over the winter months for a small discount, doing the necessary upgrades (literally "adding value") and getting it ready for the September 1 move-in.

Hey folks!  Anyone have any good recommendations for a good handyman/etc. to do a shower replacement/remodel job?  Got a sfr in Winston Salem  with a shower that needs some help…thanks in advance!!Gary

You might say the rent is x  but we are offering an  x month discount because of xyz (inconvenience?).   

The room is connected to the main house, cannot tell the difference, has a full bathroom, window and a door that leads outside.
