hoa condo issue is usually very specific and can be analyzed during purchase, what's the structure of the building, when it's built, is it side by side or more like an apartment complex.all these due diligence that makes investing in HOA worthy or not.

Not sure about their licenses though so please do your own due diligence there. 

I am not saying don't do your due diligence and not to look at macro metrics, but similarly to prioritize a solid team and a nice end product for tenants.

You just have to do a better job on due diligence for hidden liabilities.  

I spent 24 hours trying to conduct my due diligence but by the time I was done, the property had already been sold to someone else.

However, we did do enough due diligence and found out through code requirements several things needed to be completed before it can be licensed as a duplex with the city.

We have found a few properties on MLS but the numbers are not adding up to as good as we thought we could get when we do our due diligence on rents in area and property tax, etc.
