All will be great because the rents will rise and market price will rise but the reality is this projects cash negative (at purchase) by your description when allocating for all expected expenses.  

The description says “zoned in law” for the top floor unit.

Festus,There are a few red flags that stick out in your description. 

I want to extend my capabilities into looking at the rehab process from multiple angles, such as R1 zoned to R3, changing a rental into a condo, understanding legal descriptions, property lines, etc.

What property you do or do not buy is controlled by the legal description of the property on the deed you receive in the transaction. 

Unless you have a unique or expensive property it's honestly as simple as taking professional pictures of a 100% complete and well cleaned house, writing a good description, and listing it on the MLS at an appropriate price. 90%, I am sure there is research to back that number up too, of buyers come from the MLS.
